Contractor in Lock Haven, PA.

Yes. Lock Haven, 17745, is where I live and where I work. I'm Thomas Darby, a registered Pennsylvania home improvement contractor (PA HIC #PA2199962). Real jobs I've done inside the city include carpet and engineered hardwood installs, a site-built structural box beam, a ductless mini-split, and a full water-damage restoration.

Roughly a third of the houses in Lock Haven were built before 1940. The Water Street district downtown is full of Victorian and Italianate buildings the lumber money put up, and the rest of the city filled in around them. Old houses hide things. When I pulled the flooring in a room here in 2024, the original wood plank subfloor was underneath, which is what I expect in a house of that age. So I check flatness and moisture before a single plank goes down.

Agnes crested near 31 feet in 1972 and put parts of the city about ten feet under. The earth levee built in the nineties runs roughly six and a half miles around town and has held through 1996, Ivan in 2004, and 2018. The Riverwalk sits on top of it. The water damage I get called for starts inside the house, though. In 2025 a second-floor washer let go here and soaked the laundry area, the ceiling cavity, and the room below.

January lows here sit around 17 or 18 degrees and we average close to thirty inches of snow a year. In the older houses I've worked in around town there's often no ductwork to tie into, so a back room or an addition ends up on a space heater. That's a case for a ductless mini-split. I put a Mitsubishi MSZ-FS18NA into a Lock Haven home in 2024, an 18,000 BTU hyper-heat unit that still makes heat at 13 below zero.

Structural work comes up too. I built and set a box beam in Lock Haven in 2023, dimensional lumber sheathed in APA-rated structural plywood, fabricated on site to an engineered design and inspected afterward. I also help run the Sleep in Heavenly Peace bed builds here as a core team leader, setting up the saws and drill presses. Lock Haven is home base, so a call in town is a short drive.

Sleep in Heavenly Peace — Community Bed Builds

Lock Haven, PA · 2025–present

As a core team leader for Sleep in Heavenly Peace — PA Lock Haven, I help run the chapter's public bed builds: setting up the miter saws, drill presses, sanders, and the stain line, and keeping a floor full of community volunteers cutting, drilling, and assembling safely. Sleep in Heavenly Peace is a national nonprofit that builds and delivers twin bunk beds to local kids who don't have a bed of their own — so no kid sleeps on the floor in our town.

Carpet Install & Seam Work

Lock Haven, PA · 2024

A full carpet replacement in Lock Haven — tearing the room down to its original plank subfloor, laying fresh cushion, and installing plush gray carpet wall to wall. The room ran wider than a single roll, so two pieces were seamed together; the finished seam is invisible.

Engineered Hardwood Floor Install

Lock Haven, PA · 2023

A dark engineered hardwood floor installed in a Lock Haven bedroom — old flooring out, the subfloor cleaned, flattened, and dried, and wide planks laid wall to wall over fresh underlayment. Acclimated, gapped, racked, and staggered by the book for a floor that lies flat and wears for years.

Site-Built Structural Box Beam

Lock Haven, PA · 2023

A structural "box beam" I built and set myself to carry the roof load across a wide opening. It's a deep, built-up beam — dimensional lumber framing sheathed in APA-rated structural plywood — fabricated on site to an engineered, code-approved design and set in place to carry the span.

Lock Haven, PA · 2024

Single-zone Mitsubishi MSZ-FS18NA "Designer Series" system — an 18,000 BTU Hyper-Heating (H2i) heat pump rated 21 SEER2 that keeps making heat down to -13°F. One quiet, efficient unit to heat and cool a large room year-round.

Water-Damage Restoration

Lock Haven, PA · 2025

Full restoration after a leaking second-floor washer sent water into the laundry area, the ceiling cavity, and the finished room below — from containment and mold remediation through finish carpentry and flooring. Documented as an insurance-ready, line-item scope with overhead and profit.

Lock Haven questions

How quickly can you get to a job in Lock Haven?

Lock Haven is home base. I live and work out of 17745, so a job inside the city is a few minutes from my door and I can usually come look at it without much scheduling around. I won't promise a response window, but you get a written quote within 48 hours of me walking the job, and you only put down a deposit when you say go.

The levee protects the city, so why would I need water damage repair in Lock Haven?

The levee handles the river. It does nothing for a burst supply line, a failed washer hose, a roof leak, or a slow drip inside a wall. The 2025 restoration I did here started with a second-floor washer and ran through containment, mold remediation with HEPA vacuuming, a new 3/4-inch plywood subfloor, and the drop ceiling below. I document the whole thing as a line-item scope your carrier can read.

Can you install hardwood or carpet in an older Lock Haven house?

Yes, and most of them here are older, so that is normal work rather than a special case. What I do differently in an old house is spend real time on the subfloor before anything decorative happens. Original plank is rarely flat, and if it moves the finished floor will telegraph every bit of it back at you. I acclimate the material in the room it is going into and hold a proper expansion gap at the walls. Floors that cup or creak a year later usually skipped one of those two things.

Will a mini-split actually heat a room through a Lock Haven winter?

A hyper-heat model will. January lows here run around 17 or 18 degrees and cold snaps go lower than that. The Mitsubishi MSZ-FS18NA I installed in Lock Haven is rated to keep producing heat down to 13 below zero. It suits an older house with no ductwork, or a room the existing system never really reached. I hold EPA 608 Universal certification for the refrigerant side.

Are you registered, and who pulls the permit?

I'm registered with the state as a home improvement contractor, PA HIC #PA2199962, and I hold EPA 608 Universal for refrigerant work. Whether a permit is needed comes down to what the job is, so I find that out before I start rather than after. The box beam I built here in 2023 was fabricated to an engineered design and inspected once it was set. When a permit is required I file it and prepare the drawings myself, instead of handing you a form and a phone number.
