Yes. Mobile and manufactured homes are work I actively take. The floor in my mobile home is soft. Can it be fixed without replacing the whole floor?
Usually, yes. Most manufactured homes have a particle-board subfloor, and once water gets into it, the board swells and crumbles. The rot always spreads past the visible stain, so I probe to find the real edge before I cut. Then it's back to sound framing, new subfloor in, and the source of the water dealt with. Replacing a section beats replacing a floor.
Can you build a real roof over a mobile home?
That's called a roof-over, and yes. On the Loganton job I set new bearing points, framed custom trusses on site — oversized at the homeowner's request for more pitch and strength — braced them, sheathed the deck in plywood, wrapped it in Tri-Flex synthetic underlayment, and installed ribbed metal roofing. A gable sheds snow instead of holding it, and the metal stays low-maintenance.
Can a mobile home bathroom be remodeled, or is it too tight to bother?
It can be done. In an older Loganton trailer I pulled the worn linoleum and the old toilet, then laid waterproof luxury vinyl plank as a floating click-lock floor, held a perimeter expansion gap with spacers, and cut the planks in around the toilet flange. Depends on the bones, and I'll tell you straight after I look. If the frame and piers are sound and your trouble is roof, floor, or fixtures, repairs make sense and they hold.
