Home repairs, carpentry & flooring

If you've been waiting on somebody to call back about half a day's worth of work, that's the gap I fill. Drywall patches, trim and fascia, doors that won't latch, general carpentry, carpet and engineered hardwood: I write the whole list down in one visit and work through it. I'm Thomas Darby, PA HIC #PA2199962, licensed and insured, out of Lock Haven and working across Clinton County. One written quote covering the list, back to you within 48 hours, with nothing due until you say start.

Most people looking for a handyman in Lock Haven, PA aren't calling about one thing. It's a list. The bedroom door that won't latch, the drywall patch where a towel bar tore out, fascia gone soft on the north side, a floor that needs replacing. I'm a licensed home repair contractor working across Clinton County, which means the same guy who writes up the list is the one who shows up and does it.

Flooring is a big part of that list. I've torn a Lock Haven room down to its original wood plank subfloor and laid plush gray carpet over fresh cushion. The room ran wider than a single roll, so two pieces got seamed with hot-melt tape and a seam iron, pile lined up, and you can't find the seam now. Another Lock Haven bedroom got wide dark engineered hardwood, floated over underlayment after the planks acclimated in the room for several days.

Drywall finishing I've been doing in central PA homes since 2023, and it's the piece people underestimate. Taping is the fast part. Making a patch vanish takes successive coats feathered wider each pass, then a skim coat and sanding until raking light finds nothing. Rush it and you'll see that repair from the doorway every single day.

What's included

How the job runs

  1. Walk the house with you and write the whole list down in one pass, so nothing turns into 'oh, and while you're here' halfway through the week.
  2. Sort the list into what I can knock out in an afternoon and what needs materials ordered, then get you a written quote within 48 hours. Deposit only when you say go.
  3. Prep before anything new goes down. On flooring that means tearing out the old surface, cleaning the subfloor, checking it for flat and dry, and securing the squeaks first.
  4. Build the finish in passes, not one thick coat. Drywall gets taped, then coated and feathered wider each time, then skim-coated, sanded flat, and dust-wiped for primer.
  5. Trim and transitions last: undercut the door casings so flooring slides underneath, set transition strips at the doorways, and run base and shoe molding to close the perimeter.
  6. Walk the finished list with you before I load the truck and fix anything I missed. Workmanship is backed for a year.

Carpet Install & Seam Work

Lock Haven, PA · 2024

A full carpet replacement in Lock Haven — tearing the room down to its original plank subfloor, laying fresh cushion, and installing plush gray carpet wall to wall. The room ran wider than a single roll, so two pieces were seamed together; the finished seam is invisible.

The finished dark hardwood floor laid wall to wall with staggered plank seams

Engineered Hardwood Floor Install

Lock Haven, PA · 2023

A dark engineered hardwood floor installed in a Lock Haven bedroom — old flooring out, the subfloor cleaned, flattened, and dried, and wide planks laid wall to wall over fresh underlayment. Acclimated, gapped, racked, and staggered by the book for a floor that lies flat and wears for years.

Drywall Finishing & Mudding

Central PA · 2023–2025

Drywall taping and finishing — "mudding" — across several central Pennsylvania homes. Seams and corners taped, butt joints and fastener dimples coated and feathered out over successive passes, then skim-coated and sanded flat so the walls and ceilings read smooth and seamless once primed and painted.

The finished stoop and steps repainted in a clean light gray with two coats, beside the freshly cleaned sidewalk

Pressure-Washing & Stoop Repaint

Loganton, PA · 2026

Exterior cleanup at a brick home in Loganton — pressure-washing a concrete entry stoop and an exposed-aggregate sidewalk that had grown over with algae and moss, then repainting the stoop and reseeding a bare patch of lawn. The hard surfaces got an initial wash, a professional concrete cleaner worked into the embedded growth, and a final rinse; once the stoop dried it was primed, sealed, and finished with two coats of paint, and a bare dirt strip alongside was hydroseeded to fill back in.

GENERAL CONTRACTING

Site-Built Structural Box Beam

Lock Haven, PA · 2023

A structural "box beam" I built and set myself to carry the roof load across a wide opening. It's a deep, built-up beam — dimensional lumber framing sheathed in APA-rated structural plywood — fabricated on site to an engineered, code-approved design and set in place to carry the span.

Common questions

Do you take small jobs, or is there a minimum?

Small jobs are most of what I do. A single drywall patch, a door that won't latch, one room of carpet. The one thing I ask is that you gather the whole list before I come out, because one trip covering six items beats six separate trips for both of us. If a job is genuinely too small to justify the drive, I'll tell you straight.

How far from Lock Haven will you travel for repair work?

Lock Haven, Mill Hall, Avis, Loganton, Beech Creek, and Jersey Shore are all routine, and I work across Clinton County and the surrounding central-PA area. I've done flooring in Lock Haven, a bathroom remodel and exterior work in Loganton, and drywall finishing in homes around central PA. Tell me where you are when you request a quote and you'll get a plain yes or no.

Why hire a licensed contractor for handyman work?

Fair question, and a lot of small-job work doesn't legally require one. But PA HIC #PA2199962 means I'm registered, insured, and accountable if something goes wrong inside your house. It also means the small jobs and the structural ones come from the same person. I've built and set an engineered, code-approved box beam in Lock Haven. Same guy patches your drywall.

Can you install carpet and hardwood, or do you only repair floors?

Full installs. On a Lock Haven carpet job the room ran wider than a single roll, so two pieces were joined with hot-melt seam tape and a seam iron, then power-stretched onto the tackless strips flat and wrinkle-free. I've also laid wide engineered hardwood, floated over underlayment with a perimeter expansion gap and staggered seams. Tear-out, subfloor prep, and trim are part of the job.

How good does a drywall repair actually look when it's finished?

It should disappear. I tape the seam or patch, then coat and feather the compound in successive passes, each one wider than the last, so there's no ridge to catch light. Then skim-coat, sand flat, and wipe the dust so the surface is ready for primer and paint. If you can still spot the patch from the doorway under a lamp, it isn't done.

How do I get a quote, and when do I pay?

Send the list through the contracting form or reach out and I'll come look at it. You get a written quote within 48 hours with the work itemized, not a number scribbled on the back of a card. Deposit only when you say go, so nothing changes hands before you've read the scope and agreed to it. Workmanship is backed for a year.
