How to keep water away from your foundation

A plain-English guide to keeping water out of a basement: grading that falls away from the house, downspout extensions that reach, gutters that work, window well covers, what efflorescence on block means, and how to separate a drainage problem from one that needs repair.

Water pooling around foundation walls is a surface problem long before it becomes a structural one. Roof runoff dumped beside the wall, soil that has settled back toward the house, and window wells that fill like buckets all push water against block and concrete. Moving that water away is mostly cheap outside work: regrade the first ten feet so the ground falls away from the wall, extend the downspouts past the backfill, keep the gutters running clean, and cover the window wells. Most damp basements dry out once the water lands somewhere else.

  • Aim for about six inches of drop across the first ten feet out from the wall.
  • One inch of rain on a 1,000 square foot roof sheds roughly 600 gallons, and downspouts decide where it lands.
  • Extensions should carry that water several feet past the wall, farther on flat lots or heavy clay.
  • Efflorescence, the chalky white bloom on block, marks a path water is taking through the wall.
  • Standing water in a window well usually means a plugged drain or missing cover, not a failing foundation.

Why does water end up against the foundation?

Because the dirt next to a house is backfill, not undisturbed ground. The trench dug for the foundation was refilled with loose material that keeps settling for years, and the perimeter slowly dishes into a shallow trough. Mulch beds built higher than the lawn and a patio slab that has tipped back toward the wall finish the job. A sound block wall will still weep if it sits in saturated soil for three days after every storm.

How should the ground slope away from the house?

The usual target is about six inches of drop in the first ten feet, which is what building codes generally call for on new construction and a fair goal for an existing house. Check it with a string line and a level, since a lawn that looks flat is often pitched the wrong way by an inch or two.

Rebuild the slope with soil that holds together, not mulch or stone, since loose material lets water run underneath and straight down the wall. Keep several inches of foundation showing above the finished grade so siding and sill plate stay out of the dirt. Tamp the fill in layers; soil dumped in one lift settles back into a trough by spring.

Where a neighboring building or a flat yard makes six inches impossible, move the water sideways with a shallow swale or a drain line running to a lower spot on the lot.

What do gutters and downspouts actually need to do?

They need to catch roof water and release it far enough from the house that it never comes back. The second half is where most systems fail. Gutters get cleaned every fall and the downspout still dumps onto a splash block that tipped backward two winters ago.

Walk the house during a hard rain, not after one. Water sheeting over the front edge means the gutter is plugged, pitched wrong, or undersized for that roof section. Water running down the outside of a downspout means a loose seam or a backward joint. Once the gutters run clean, add extensions that reach past the backfill zone. Buried runs should be solid pipe to a daylight outlet, never perforated pipe beside the foundation.

In central Pennsylvania winters, an extension lying in the path of a shovel or plow tends to disappear by February, so use hinged or removable versions.

What is efflorescence telling you?

It is telling you that water is moving through the masonry. Water dissolves mineral salts on its way through the block and leaves them on the inside face as it evaporates. The powder is harmless and brushes off; the path behind it is the finding.

Read the pattern. A band low on the wall points to water sitting at footing depth. A bloom high on the block, near the rim joist, usually points to a gutter or grade problem right above it. Efflorescence that returns days after a storm means the path is active, while a dry crust that never changes is a record of an old problem.

Scrubbing it off changes nothing while the outside water stays, and paint applied over an active wall will blister.

Do window wells need covers?

Wells that collect water do, and most below-grade wells collect water. A window well is a bucket set against the house with a window at the bottom. Rain falls in, snow drifts in, leaves fill it, and the gravel stops draining.

Dig the well out to clean stone and check whether the drain still moves water. A clear polycarbonate cover keeps rain and debris out while leaving daylight in the room below. One caution: if that window is a bedroom egress window, the cover has to come off from the inside without tools or special knowledge, so confirm the details with your local code official.

How do you tell a yard problem from a repair problem?

Water that shows up only during heavy rain, and only along one wall, is almost always a yard problem. Water that arrives with the season, rises through the floor, or comes with movement in the wall is a repair problem.

Where finishes or framing already got soaked, drying comes first. What to do in the first 24 hours matters more than the repair plan, and water damage restoration can start while the source is still being chased.

Common questions

How far from the house should a downspout discharge?

Four to six feet past the wall handles an average site, and ten feet is better where the yard has almost no fall. The real test is the ground an hour after a storm. A puddle lingering at the outlet means the water has not gone far enough.

Will sealing the inside of the basement wall stop the water?

Rarely on its own. Interior coatings slow vapor movement and handle light dampness, but they work against whatever pressure the wet soil outside applies, and water finds the next weak spot: a mortar joint, the floor seam, a pipe penetration. Fix the grading and roof water first.

Does homeowners insurance cover a wet basement?

Usually not when the water comes in from the ground. Policies typically exclude surface water, groundwater, and gradual seepage, while a sudden internal failure such as a burst supply line is treated differently. Is efflorescence a health hazard?

No. It is mineral salt, not mold. Mold is soft, often dark or fuzzy, smells, and grows on organic material like paper-faced drywall. Efflorescence is gritty, white or gray, and dissolves in water. The two often show up together, since the same moisture feeds both.

When is it worth calling a contractor?

When the outside fixes are done and the basement is still wet, or when the wall itself is moving. Bowing, horizontal cracks, and cracks that keep opening are structural questions, not drainage questions. In Pennsylvania, most home improvement contractors are required to be registered with the state, and the PA HIC number belongs on the written contract, so checking that number is a minute well spent.
